His practice involves a wide array of matters in the fields of residential and commercial real estate, including the negotiation of contracts, the acquisition, financing and development of commercial real estate, low income housing tax credit transactions, leasing, and examination of title. He also serves as a member of the board of directors of the Bethesda Community Development Corporation.</p>

			<content:encoded><![CDATA[<p><strong>Buffalo, NY, August 23, 2010 -</strong> The Central Terminal Restoration Corporation (CTRC) recently launched a redesigned website at <a href="http://www.buffalocentralterminal.org/">www.buffalocentralterminal.org</a>, with the assistance of a local design and marketing firm, Beyondus (<a href="http://www.beyondus.com/">www.beyondus.com</a>). The new website replaces the previous version with a brighter, more refreshed design feel consistent with the other branding efforts of the organization.</p>
<p>“Our Board, volunteers, and fans are excited to have a web presence that represents our group in such a professional way,” stated Derek Punaro, Treasurer of the CTRC, “Beyondus did a great job translating our requests into the design for the new site, and it will allow us to better showcase our plans for the future. This is particularly important in light of the upcoming 2011 National Preservation Conference, which will bring hundreds of like-minded preservationists from across the country to Buffalo.”</p>
<p>Beyondus became involved with the project after Karen Renzi, partner in the firm, attended a public tour of the Terminal in which the tour presenter expressed the organization’s need for updating its website to better reflect the progress and future of the Terminal.</p>
<p>“Like many others who have toured the Terminal, I was inspired and affected by this great gem in the city of Buffalo,” explained Renzi, “Even if, like me, you’ve never seen the Terminal in action, you can feel the history there and I just knew we had to get involved.”</p>
<p>The site’s launch coincides with the CTRC’s anticipated fall release of their Master Plan for redevelopment of the Terminal. The new site will better inform the increased number of site visitors expected after release of the Master Plan and as momentum builds ahead of the 2011 National Preservation Conference. The website highlights upcoming events, Terminal news, history, and ways individuals can get involved with supporting CTRC’s efforts. <p>Neighborhood Children to Participate in Terminal Day at Coca-Cola  Field</p>
<p><em>200 Tickets to be given to Eastside Youth  as Part of Ballpark’s Celebration of Landmark<strong> </strong></em></p>

<p><strong>WHO: </strong> Buster  Bison and members of the Buffalo Bisons to make ticket presentation to the Matt  Urban Human Service Center;  tickets will be used to take 200 inner city youth to ballgame.</p>
<p><strong> WHAT:</strong> On  Saturday, the Matt Urban  Human Service Center will take receipt of 200 tickets to attend Central Terminal  Day at the Ballpark. The day is scheduled for Thursday, August 5<sup>th</sup> with the highlight being the distribution of a limited edition, miniature  replica of Central Terminal. The offer will be limited to the first 4,000 fans  through the Swan Street gate at Coca-Cola Field.  The gates open at 6 pm; game starts at 7:05.</p>
<p>In  support of the efforts to rebuild one of Buffalo’s most beloved landmarks, $4  from each ticket will be donated to Central Terminal Restoration Corporation. In  addition, the Terminal will sponsor historical exhibits and present updated  information about current restoration plans.</p>

MORE PEREGRINE FALCON CHICKS HATCH IN BUFFALO<br />
New Nest Box on Central Terminal Hosts Chicks for the First Time</p>
<p>New York State Department of Environmental Conservation (DEC), in cooperation with the Central Terminal Restoration Corporation, is pleased to announce that Peregrine Falcons are nesting for the first time on Buffalo’s historic Central Terminal building – another victory in the decades long effort to reintroduce this endangered species in the northeast.  </p>
<p><left><span id="more-1219"></span></center></p>
<p><left>The next box, constructed and installed by the Central Terminal Restoration Corporation last fall, is currently home to two adult Peregrines and five chicks who began hatching on May 22nd of this year.   DEC Biologists today accessed the nest to band the falcon chicks (also known as eyases) and report that they are healthy and in good condition.   </p>
<p>“Adequate nesting habitat plays a critical role in the peregrine falcons’ comeback, and this new box provides an ideal nesting location,” said Connie Adams, Senior Wildlife Biologist for DEC. “During the next few weeks, the chicks will lose their downy feathers and grow adult plumage necessary for flight. After fledging &#8212; becoming capable of flight &#8212; the young falcons will typically stay in the area for about six weeks while they develop their flying and hunting skills.”</p>
<p>Banding young Peregrine Falcons provides biologists with important information on the bird’s movements and survival, and is useful in understanding their year-round habitat needs.  The banding process involves briefly removing the chicks from the nest when they are about three weeks old and gently placing a color coded metal band around one of their legs and an aluminum U.S. Fish and Wildlife Service band on the opposite leg.  These bands are uniquely lettered and numbered so that the birds can be identified and data can be collected on their movements, population, feeding habits and survival.  After banding, the birds are immediately returned to their nest and the care of their parent birds.  </p>
<p>The idea of placing a nesting box at Central Terminal took shape when DEC biologists and local birdwatchers observed peregrine falcons frequenting areas around the building.  When DEC asked the Central Terminal Restoration Corporation to consider hosting a nest box, they were quick to cooperate.  </p>
<p>The nest box, located about 120 feet above the ground near the top of Central Terminal, was selected as a nesting location by the two adult falcons earlier this year.  DEC Biologists report that both of the parent birds are un-banded, indicating that their origin and exact age is unknown.  </p>
<p>Home to seven known pairs of Peregrine Falcons, the Buffalo Niagara Area now boasts the largest urban Peregrine Falcon population in upstate New York.  Active Peregrine Falcon nests in the Buffalo Niagara area include:</p>
<p>-	A newly constructed manmade nest box (placed in February, 2009) by University  at Buffalo staff) on Mackay Heating Plant tower at the University of Buffalo’s south campus inhabited by an adult pair of Peregrines and 3 chicks;<br />
-	A manmade nest box (placed in 2001 by NYS Thruway Authority) on the North Grand Island bridge inhabited by pair of falcons and 4 chicks;<br />
-	A naturally constructed nest (discovered June, 2009) on the South Grand Island Bridge inhabited by a pair of falcons and 1 chick<br />
-	A historic manmade nest box (built by DEC and used by falcons since 1998) on the Statler Towers that is inhabited by a pair of falcons and 4 chicks;<br />
-	A newly constructed manmade nest box (placed November, 2009) on Central Terminal inhabited by a pair of Peregrines and 5 chicks; and<br />
-	and a newly discovered nest site at a grain elevator on Buffalo’s waterfront which is currently inaccessible to investigation.<br />
-	A pair of peregrines at Niagara Falls, immediately downstream of the Falls, although exact location of their nest site this year has not been determined.</p>
<p>“Since nesting Peregrine Falcon pairs typically return to the same nesting site year after year, we can look forward to seeing activity at all of these locations again next spring, said Adams.  “Many of the adult pairs will defend their nest site all year long,”</p>
<p>MORE ON PEREGRINE FALCONS<br />
Peregrines typically build their nests on high ledges or cliffs that are 50 to 200 feet off the ground, but are also known to readily adopt artificial nest boxes placed on tall buildings or bridges in urban areas where cliff sites are unavailable.  Unlike hawks that build their nest of sticks, Peregrine Falcons simply make a shallow depression, called a scrape, for the eggs in whatever substrate is available.  Nesting peregrine falcon pairs typically return to the same nesting site year after year. Peregrine Falcons feed almost entirely on birds, and are known for their dramatic dives on prey, attaining speeds of over 200 miles per hour.  </p>
<p>Classified as an endangered bird species in New York State, Peregrine Falcons were completely eliminated from the Eastern United States in 1964, mainly due to DDT pesticide residues in their prey which caused reduced breeding success.  Due to state and federal bans on the use of DDT and reintroduction efforts started in New York State and followed by other eastern states, this species’ population has grown steadily.  </p>
<p>DEC recently published a “State Peregrine Falcons Report,” in 2009 which documents the presence of 73 territorial pairs of state endangered Peregrine Falcons, of which slightly more than half were recorded in upstate New York. In 2009, 61 of these pairs bred and hatched 132 young.  New York State now has the largest population of peregrines in the eastern United States. Mark Lewandowski was elected Board President and Chairman, while Anthony Bylewski will serve as First Vice Chairman. They, along with other Board members including Yuri Hreshchyshyn, Hank Olejniczak, Paul Lang, and Jeff Ingersoll, elected Sara Etten as Secretary and Derek Punaro as Treasurer.</p>

			<content:encoded><![CDATA[<p>Michael Miller, 51, of Wheatfield, NY, President of the Board of Directors for the Central Terminal Restoration Corporation, died on August 27, 2009.  As an active preservation leader for Western New York, Michael inspired many volunteers from the City and throughout the surrounding suburbs to become committed to the preservation efforts for the Central Terminal and the East Side of Buffalo.  His passion for the area’s history was infectious.  His demeanor and enthusiasm not only encouraged scores of people to become involved but to stay dedicated for the long term.</p>
<p>He was encouraged by the possibility that recent plans for High Speed Rail and associated development could be the catalyst to bring the Terminal Building back into reuse and be saved for other generations to enjoy.</p>
<p>Michael previously had served as the Board Treasurer and spearheaded the effort of creating a broad mix of events bringing the public back to enjoy the Terminal.</p>
<p>Michael, recently hired as the Executive Director for Preservation Buffalo Niagara, achieved this position of his dreams.  He knew he had the opportunity to help make a significant contribution to bettering our area.   </p>
<p>The loss of Michael has been deeply felt by all those associated with him.  </p>
<p>They say no one is irreplaceable.  Maybe no one will be exactly like Michael because he was a gentleman by every measure and worked tirelessly to make things better for those around him.</p>
<p>We wish to extend our most heartfelt condolences to Michael&#8217;s family, coworkers and many friends.</p>

<p>Preservation Buffalo Niagara Sadly Announces the Death of Our Executive Director, Michael Miller</strong></p>
<p>Preservation Buffalo Niagara is sad to announce the untimely death of its recently appointed Executive Director, Michael Miller, 51, of Wheatfield, NY. Michael was previously employed by M&#038;T Bank for over 17 years and was an active volunteer and leader for the Central Terminal Restoration Corporation. Michael recently made the decision to join Preservation Buffalo Niagara to fulfill a life-long passion to work full-time in the area of historic preservation, where he devoted so much of his free time.</p>
<p>Catherine Schweitzer, Board Chair of PBN said “We are all deeply shocked and saddened by the news of Michael’s passing. Michael was so happy with his decision to join PBN as our first full time executive director; he brought significant professional skills, a wonderful spirit and enthusiasm to the organization as well as an extensive network of friends. Through his dedicated service to the Central Terminal and Broadway-Fillmore area, Michael earned the trust and respect of the preservation community. He was genuinely excited about the opportunities ahead for himself, the preservation movement, and the entire Buffalo/Niagara region. Michael will be sorely missed. We all extend our heartfelt condolences to Michael’s family and many friends.”</p>
<p>Plans are underway for a remembrance of Michael’s life at the Central Terminal. Information will be forthcoming.</p>
<p>Preservation Buffalo Niagara is a recently re-constituted organization representing the combination of the former Preservation Coalition and the former Landmark Society and is devoted to education and advocacy for Historic Preservation principles, practices, and related issues. In addition to hiring Michael as its Executive Director, PBN was in the process of searching for a “Preservation Specialist”, which is expected to continue. PBN successfully secured significant philanthropic funding and will play a lead role when Buffalo hosts the National Trust for Historic Preservation Annual Conference in 2011.</p>

<p> Preservation Leader Selected; Preservation Specialist Sought</p>
<p>Last night, the Board of Trustees of Preservation Buffalo Niagara unanimously voted to appoint Michael Miller as Preservation Buffalo Niagara&#8217;s Executive Director.  In a related action, Preservation Buffalo Niagara launched a search for a new staff person, a Preservation Specialist, to provide field services and assistance to preservation organizations and owners of historic properties throughout a seven county western New York region.  With these hires, Preservation Buffalo Niagara will have the most substantial preservation staff ever assembled to advance historic preservation in the Buffalo region.</p>
<p>Michael Miller&#8217;s selection is the culmination of a six month national search and a review of over 35 resumes submitted from applicants from throughout the country. The Search Committee was co-chaired by Steven Weiss and Blythe Merrill and included Peter Flynn, Joy McDuffie, Harvey Garrett, Catherine Schweitzer and Doug Swift. Serving as an advisor to the committee was Henry McCartney, formerly the long-time director of Rochester&#8217;s preservation organization. </p>
<p>Stated Steven Weiss, who is also vice chair of PBN  &#8220;We are just delighted that Michael Miller will be joining us, as he has the combination of skills we are looking for.  He has a passion for historic preservation and has been a volunteer leader with local preservation organizations.  He also has the management skills to move our organization forward.  That Michael lives and works in this region is also a plus, as he can start quickly, already knowing our people, our leaders, our architecture, our neighborhoods and our region&#8221;.   Mr. Miller plans to assume his duties on July 13th.    </p>
<p>Michael Miller currently is President of the Central Terminal Restoration Corporation, a volunteer position.  He is also the co-founder of Broadway Fillmore Alive.  In these endeavors he has worked with numerous volunteers, helped build a supporting membership, obtained support from public entities and administered grants.  Professionally, Miller has been with M&#038;T Bank since 1992, with a variety of administrative, managerial and project experiences. </p>
<p>Stated Miller &#8220;I am honored to be given the opportunity to work for historic preservation for our architecturally rich region. We have a lot of work to do and I am anxious to get started. I would like to thank the Preservation Buffalo Niagara search committee and board members for their confidence in me. This is truly a once-in-a-lifetime opportunity for me!&#8221;</p>
<p>Preservation Buffalo Niagara was formed in October 2008 when the Landmark Society of the Niagara Frontier and the Preservation Coalition of Erie County joined forces with the goal of creating a substantial, professional preservation organization for the Niagara Frontier.  Helping PBN move forward quickly were grants from the J:ohn R. Oishei Foundation, the DB Trust, and the Baird Foundation.  PBN is also supported by over 750 members. </p>
<p>The Preservation Specialist position will be funded for its first three years by a &#8220;Partners in the Field&#8221; grant awarded by the National Trust for Historic Preservation, with year-one matched by the Community Foundation for Greater Buffalo.  A job description is posted at www.preservationbuffaloniagara.org.  Buffalo will be the host of the National Trust&#8217;s 2011 National Preservation Conference.   </p>

<p>Second Annual Wine Fest at the Buffalo Central Terminal to be held on Saturday, June 28, 2008 from 12 noon to 5pm.</p>
<p>Event will feature wineries from throughout New York State, live music, and a<br />
farmers market featuring food grown/made in New York.   </p>
<p>Participating wineries will offer a sampling of their wines, and event attendees will be able to buy bottles of the featured wines straight from the Vineyards.  With the rising cost of gas, event attendees are able to sample and taste many New York State wines in one place, without having to travel from vineyard to vineyard.</p>
<p>The farmers market supports local growers and vendors and offers event attendees to purchase items such as local blended teas, jams, and honey.</p>
<p>A raffle will be held, with a grand prize of two round trip tickets on Southwest Airlines.</p>
<p>Admissions tickets are $20 presale, and include unlimited wine tasting and a souvenir glass. Tickets are available for $25 at the door on the day of the event. You must be 21 years old or over to attend.</p>
<p>All activity will be held inside the historic Central Terminal, and therefore the event will be held rain or shine.  All proceeds from the event will benefit the preservation and restoration of the Buffalo Central Terminal.</p>

<p>The Central Terminal hosts its First Annual New York State Wine &#038; Cidre<br />
Festival on Saturday, June 23,2007 from 1 to 6pm.</p>
<p>Great architecture encompasses the finest New York State wines and<br />
cidres, some of Buffaloâ€™s most exciting restaurants, local farmerâ€™s<br />
products and a variety of entertainments with plenty of free and secure<br />
parking.</p>
<p>Over 30 wineries and cideries providing 100 available samples will be<br />
available on the Central Terminalâ€™s concourse, an event not affected by<br />
the weather.</p>
<p>Presale tickets are $20; day of event admission is $25, available at<br />
participating restaurants: Ulrichâ€™s, Steel Drum, Samples, and Bistro<br />
Europa.  These restaurants will be on site selling food ranging from<br />
Central Europe to the Caribbean, from unique to familiar.</p>
<p>Local farmers will have for sale their own maple syrup, jellies &#038; jams,<br />
cheese, baked goods and herbs &#038; flowers.</p>
<p>Proceeds will be used to continue the restoration of the national<br />

<p>Buffalo, New York February 26th, 2007:  The Central Terminal Restoration Corporation (CTRC) is pleased to announce our 2007 schedule of events.  Building on the success of 2006, in which the Terminal saw 8,000 visitors in September alone, three new events are being added this year: A Dyngus Day celebration in conjunction with St. Stanâ€™s and the Adam Mickiewicz Library and Dramatic Circle, Hallwalls â€œArtists and Modelsâ€ and a brand new to Buffalo â€œNew York Wine and Cidre Festivalâ€.  We are also pleased to announce the return of the Buffalo Brewfest, Varietyâ€™s Haunted Halloween Bash, and the CTRCâ€™s own Model Train Show.</p>
<p>The Central Terminal Restoration Corporation is celebrating itâ€™s 10th year of preserving and restoring Buffaloâ€™s magnificent art deco train station.  Formed in 1997, the CTRC reopened the Terminal to the public six years later and has hosted an increasing number of events each year since.</p>
<p>The complete events schedule is as follows:</p>
<p><strong>Dyngus Day on the East Side</strong> &#8211; April 9th â€“ By popular demand, Dyngus Day returns to the Central Terminal after nearly 20 years! Join us in celebrating Dyngus Day on the East Side. Details to be announced shortly.</p>
<p><strong>UB Senior Thesis Art Show</strong> â€“ April 15th &#8211; Details to be announced.</p>
<p><strong>10th Annual Spring Clean Up</strong> &#8211; April 28th: 9am to 1pm â€“ Come and help us prepare the concourse and grounds for yet another busy summer season! Gloves, work attire recommended and tools are always welcome. Food and drink will be provided.</p>
<p><strong>3rd Annual Student Celebration of Visual Arts</strong> &#8211; May 19th &#038; 20th: 10am to 4pm &#8211; The SCVA is a showcase of student artwork, elementary through high school, from school districts throughout western New York.</p>
<p><strong>Hallwalls â€œArtists and Modelsâ€</strong> &#8211; June 2nd â€“ Returning to Buffalo after a four year hiatus! Hallwalls will program approximately twenty installation artists who are asked to work within a chosen theme. One stage will showcase bands and DJs who will alternate throughout the night.</p>
<p><strong>New York Wine and Cidre Festival</strong> &#8211; June 23rd: 1pm to 6pm &#8211; Come sample the best that NY wineries and local hard cidre brewers have to offer at this tasting and farmersâ€™ market.</p>

<p><strong>2nd Annual Model Train Show</strong> &#8211; September 8th &#038; 9th: 10am-4pm &#8211; Join us for the second annual train show, expanded to encompass two days this year.  Attractions include operating train layouts, door prizes, and plenty of model trains and accessories for sale.</p>
<p><strong>3rd Annual Oktoberfest</strong> &#8211; September 22nd: 6pm to 11pm &#8211; Celebrate Autumn in traditional Munich style! Enjoy an evening of music in the concourse &#8220;beer garden&#8221; with Western New York&#8217;s most in-demand German band, the Frankfurters! <p><strong>5th Annual Doors Open Niagara 2007</strong> &#8211; October 13th &#038; 14th:: 10am to 5pm &#8211; Doors Open Niagara features towns and villages on both sides of the international boundary, opening heritage properties for all to see. </p>
<p><strong>2nd Annual Variety Haunted Halloween Bash</strong> &#8211; October 27th: 6pm to 12am â€“ Live music, full bar, and costume contest!  Proceeds to benefit Variety â€“ The Childrenâ€™s Charity and the Central Terminal Restoration Corporation.</p>
<p><strong>Buffalo Tours: 2007 Central Terminal Tours</strong> â€“ The Landmark Society of the Niagara Frontier and the Preservation Coalition of Erie County present guided tours of the Central Terminal.  Tours will be offered on 5/6, 6/3, 7/8, 8/19, and 10/14.  All tours start at 11 am and are approximately 2 to 2Â½  hours in length. Tickets are $12.  Call 852-3300 for reservations.</p>

<p>The Central Terminal Restoration Corporation was founded in 1997.  Itâ€™s mission is to preserve the historic 1929 New York Central train terminal on Buffaloâ€™s East Side and help restore it to itâ€™s former prominence in Buffaloâ€™s architectural landscape.  The CTRC is an all-volunteer, 501(c)(3) nonprofit corporation that sponsors several public events and tours each year to support the continued preservation of this important landmark.</p>
